He paid himself back and told no one
In April we asked the Administrator a simple question about the community's electricity bill. The Common Area Electricity line had tripled for a single month and then returned to normal:
January 2026: $2,068.47
February 2026: $9,849.46
March 2026: $2,178.13
His written answer, dated April 28, was that the February figure included a repayment to himself. He had personally paid two community electricity bills back in March and May of 2025. In February 2026 he took that money back out of the community account.
Owners were never told he advanced the money. Owners were never told he repaid himself. He recorded the payment inside the ordinary electricity line, where no owner reading the statement would find it. He confirmed the same thing to us in person at his office. He has still not said how much money it was.
That is one line item in one month. Here is what else we found:
1. The numbers contradict each other. We asked him to explain $443.38 spent on landscaping. The purchases he listed add up to more than the entire line item, and he then wrote that "the balance" went to night watering. There is no balance left. The payroll lines have the same problem.
2. The audit you voted for was never funded. The Assembly of March 28 approved setting aside part of the monthly fee for an independent audit. That money was never reserved. He wrote to us that he would be revisiting the decisions of that meeting.
3. A โก81 million charge appeared from nowhere. In August he proposed an extraordinary fee of roughly โก81 million, built on figures no owner had seen before. We asked for the calculations and supporting documents. He replied by asking us who the new Administrator would be.
4. Owners are paying. The money is gone anyway. His own report calculates income on 92 of our 96 units, excluding only units 15, 34, 55 and 79. Four units behind. Roughly 96 percent of owners current. The accounts are still empty and the community is still in disrepair. Those facts do not fit together, and no one has explained them.
5. The transformers still need work. The transformers that feed our water distribution and wastewater treatment plant need maintenance, and the budget line for that work was reduced.
Where the process stands
We have secured the minimum of 32 owners required to convene the Extraordinary Assembly, and we expect to reach the 49 votes needed to remove the current Administrator.
We have three proposals for the owners to consider. We will share the full details of each one shortly, along with the final date for the Assembly.
Once the date is set, we will hold an informal virtual meeting a few days beforehand to walk through the proposals and answer your questions. After that meeting we will confirm the Assembly.
Please forward this to any owner you know
We asked the Administrator for the list of owner contacts. He refused, saying the Administration Commission has no right to contact owners. We disagree, and we are building this list ourselves so that no owner is left uninformed.
All notices about the Assembly will be sent through this channel. Any owner not on the list will miss the date, the proposals, and the virtual meeting.
